Is 7% The New Normal? What I'm Telling Buyers Waiting for 6%

Is 7% the new normal for mortgage rates? It is too early to say. But buyers waiting for rates to reach 6% may be waiting longer than expected. While lower rates would be welcome, making a homebuying decision based on one specific rate target can create missed opportunities.

One common misconception is that the Federal Reserve directly controls mortgage rates. In reality, mortgage rates are influenced by several factors, including the 10-year Treasury yield, inflation expectations, government borrowing, and oil prices. These forces can push rates higher or lower, sometimes quickly. Even when the Fed changes its policies, mortgage rates don't necessarily move in the same direction or by the same amount.

Focus on the Payment, Not Just the Rate

Instead of waiting for a specific number, I encourage buyers to examine what they can comfortably afford today. Consider running the numbers at several interest rates to understand how different scenarios affect your monthly payment and purchasing power.

Here are a few important factors to discuss with your mortgage professional:

  • Compare interest rates and APR: The lowest advertised rate may not represent the lowest overall borrowing cost. Review the APR, fees, and total loan expenses.
  • Explore seller concessions: Depending on the transaction and market conditions, a seller may contribute toward closing costs or other eligible expenses.
  • Evaluate temporary buydowns: These arrangements may reduce the initial monthly payment for a limited period, subject to program guidelines and qualification requirements.
  • Consider discount points: Paying upfront to reduce your interest rate may make sense for some buyers, but the potential savings should be weighed against the upfront cost and how long you expect to keep the loan.

Could Waiting Create More Competition?

There is another consideration when deciding whether to buy now or wait. If mortgage rates decline, more buyers could return to the market. That increased demand could create additional competition for available homes, potentially affecting prices and negotiating leverage.

For buyers who qualify, the 2026 baseline conventional loan limit of $832,750 provides additional financing flexibility in many areas without automatically requiring a jumbo loan. However, loan limits, eligibility, and affordability depend on individual circumstances and location.

Make a Decision Based on Your Financial Goals

The objective isn't to predict whether mortgage rates will reach 6%, remain near 7%, or move somewhere else entirely. Predicting the future is a challenging business, particularly when inflation, economic conditions, and global events can change expectations.

Instead, focus on understanding your budget, comparing available financing options, and determining whether a purchase makes sense for your circumstances today.

If mortgage rates improve in the future, refinancing may be worth evaluating, provided the potential savings justify the costs and you qualify. If rates remain elevated, a well-planned purchase can still be a reasonable decision when the home, payment, and long-term goals align.

The right time to buy isn't necessarily when rates reach a specific number. It's when the numbers work for you.
